Q: What are your fees?
A: For SF homes and condos, our fees are 8% of gross monthly rent, with a minimum of $125 per month. It is $300 to place a qualified tenant in your property, with no money owed until a tenant is secured. The only other fee is 1/2 of the late fee, paid by the tenant, which is assessed when a tenant fails to pay rent on time. Please call for multi-unit pricing.

Q: I just want you to find a qualified tenant and I will manage my property myself. Do you offer tenant placement services?
A: Yes, we do. We advertise, screen calls, show the property, complete background checks, and negotiate and provide all contracts for just a 1/2 months rent (minimum $500). No money is needed to get started; our fee is due in full once a tenant is approved by you the owner. At that time we supply you with the proper contracts and answer any questions you may have in regards to filling them out properly.

Q: What areas do you specialize in?
A: Beyond PM has two offices in San Diego County. The Encinitas office services North County and the San Diego office services all of Central San Diego and Coastal San Diego.

Q: What if I want to cancel the management agreement?
A : With our Commitment-Free Management Program, we do not hold you to a contract. If at any time, you wish to cancel your agreement with Beyond PM, just send us a written request to our office stating you wish to cancel; it's that easy. The cancellation will become effective 30 days from receipt of the letter.

Q: Who pays the bills for the property?
A: We tailor rental packages to meet our client's needs. We can pay all or none of the bills; it is completely up to you. In either case, rent checks are deposited into a trust account, our monthly bills are subtracted, and the remainder is sent to you in the mail.

Q: How are tenants selected?
A: A comprehensive background check ensures we select quality tenants. We carefully screen each prospective tenant's application verifying rental history, employment, credit, and possible evictions.

Q: What determines the rent for my property?
A: The rental market is what ultimately decides what your property will rent for. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions however you have the final say on the rate to advertise the rental.

Q: What if a tenant trashes my property?
A: This is a serious concern among rental property owners. First, we select only the best tenants. These tenants have met or exceeded our companies screening standards. A tenant that always paid on time and left their last home in good standing order rarely trashes their place. Second, we collect a security deposit that is slightly above one month's rent. This is held in case there is excessive damage to the unit.

Q: Should I repaint the interior between tenants?
A: Almost always yes! You want your property to attract the top quality tenants. The best tenants can rent anywhere they want, so the key is to make your unit as attractive as possible so that they rent from us and stay. A small investment like fresh paint can pay dividends in the future in the form of on-time payments and a long term tenant. If a fresh paint job has recently been done, it may not be necessary.
